This site development project converted the existing, but unoccupied Rockwell Automation Building
into a Market Basket Grocery Store in the midst of urban downtown Manchester. The Manchester
Market Basket is the first newly constructed supermarket to achieve LEED certification in the State of
New Hampshire. Adding to the aesthetics of Elm Street, some off-site improvements were suggested
including a new signal and other traffic reconfigurations as well as a new concrete sidewalk with a brick
border similar to the existing sidewalk along downtown Elm Street. The entire parking area was
regraded to meet ADA requirements and owner preferences and included innovative stormwater quality
improvements upgraded to 21st century standards.
Ken Rhodes, Senior Vice President of CLD with over 30 years of experience in engineering, has been
involved in numerous planning and site development projects, all of which included coordination of
information and review. Through years of assisting projects during the regulatory process, exposure to
regulatory personnel and the process they manage, he has developed excellent working relationships that
have proved invaluable in executing the development process.
